  • 2 Credit Reports
    • Verify no fraud on Credit
    • Verify no other AKA's on Credit
    • Verify no other Real Estate on Credit
    • Verify they show a desire to pay bills on their credit
  • Full Loan Application
  • Employment Verification or Proof of Self Employment
    • Verify job stability
    • Phone Number Verification - Both Work & Home
  • Letter of Explanation of Situation
  • Proof of any Retirement Account
  • Evidence of Insurance
    • Add you to the insurance policy
  • All Mortgage Statements
  • Determine when their 1st TD is Adjusting
  • Determine if they are delinquent on Child Support
  • Full Title Report clearing all Junior Liens
  • Verify length of time on title
  • Verify no other parties on title
  • Escrow done on every file
  • Verify no open Chapter 13 Bankruptcy
  • Through the loan we pay 3rd party to fix their credit
  • Pay off as much of the debt on the credit as possible
  • Reinstatement (Pay current) on all Existing Liens
